What a turn includes

Cleaning is a line item, not the brand. The punch list is the Trust Fund HQS walk and the general CHA fail items — the stuff that keeps a vacancy open or a subsidy at risk. Roof, heat, gas, and pest tickets get escalated when they need a licensed trade.

Turnover questions

Yes. Vacant turns are faster. Occupied work needs access windows and a written punch list so we are not guessing behind a tenant's furniture.

We do light handyman work. Licensed trades get called when the job needs a permit or a ticket we cannot legally close. We will tell you that before we start.

No. CHA or its contractor runs the inspection. We repair the fail list and the items we can see. We do not inspect for CHA and we do not promise a pass.

By the unit, after we see photos or walk it. There is no published package price on this page because light and heavy turns are not the same job.
